Our full management services starts from 8% (including VAT). We do not charge any additional fees for inventory checks, tenant viewings, tenant acceptance fees, admin fees or any other hidden costs.

Our Letting Only service is tailored for landlords seeking tenant placement without ongoing property management. We excel at finding the ideal tenants for your property, allowing you to retain full control while we handle the tenant search, vetting, and placement, ensuring a seamless transition without ongoing maintenance or tenant concerns.

  • Under our guaranteed rent services, we handle routine maintenance expenses, maintaining your property's pristine condition. While we cover minor upkeep, significant repairs like boiler or roof issues aren't included.

  • We employ thorough tenant referencing to secure the highest-quality professional tenants for your property, ensuring a reliable rental experience. Our references includes but not limited to:

    • Three months bank statements

  • At our agency, HMO compliance is at the forefront of our property management services. We take the responsibility of ensuring that your property adheres to the stringent standards set by local authorities for HMO licensing very seriously. Our dedicated team works diligently to guarantee that all necessary requirements and regulations are met, safeguarding both landlords and tenants.

    In addition to HMO licensing requirements, we are committed to upholding landlord obligations such as the Energy Performance Certificate (EPC), Electrical Installation Condition Report (EICR), and Gas Safety Certificate. We monitor these documents meticulously, ensuring they are consistently maintained and fully compliant, thereby promoting a safe and legally sound environment for everyone involved. Our comprehensive approach to compliance underscores our commitment to providing reliable, professional, and worry-free property management services.

  • Value the Property in terms of expected rental income and advise the Landlord on all relevant/related matters and any action required to make the Property suitable for letting.

  • Dress the property to a high standard and promote the Property on all relevant platforms to identify a suitable tenant.

  • Arrange accompanied viewings for prospective tenants with a member of staff from E&L Homes

  • Obtain references and/or a credit report of prospective tenant/s for approval. Draw up the standard form of Tenancy Agreement and include any special clauses if required.

  • Collect rents and forward such, less our fees to the Landlord on the working day it is received. Payments will be via direct bank transfer, unless otherwise stated by the Landlord, and a detailed rent statement will be forwarded to the Landlord.

  • Carry our quarterly inspections at the Property and advise the Landlord on the state and condition of the Property (photographer evidence can be provided if requested)

  • Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.

  • Advise Utility Companies (gas, electricity and water), local Council authority of the new tenants at the commencement of the tenancy. This service will only be provided when the Landlord has provided the Agent with access to the meters.

  • At the end of the Tenancy arrange collection of all keys and entry fobs, check the inventory and prepare, if appropriate, a schedule of dilapidations for agreement between the Landlord and the Tenants.
